A direct property fund investing in combined service station, convenience store, fast food and similar properties with non-discretionary retailing which provides investors with monthly income and longer term capital growth. The Fund sources sites for acquisition, and holds sites through development and leasing to secure a long-term income producing asset.


Fund type & Structure

The Fund is a managed investment scheme. It offers wholesale investors units in the Fund, which entitle unit holders to an interest in the Fund’s pool of assets.

  • Target Return: 13% IRR over the term of the investment inclusive of monthly income distribution of a targeted 7% pa plus capital growth, and net of fees, monthly income distributions qualify for tax related deferment.*
  • Leasing Average terms of 10 years+* to mostly national tenants
  • Target Gearing: 50% loan to valuation ratio.*
  • Minimum Investment Term: 12 months.
  • Investor Eligibility: Wholesale clients only.
  • Investor Profile: Wholesale clients who seek income paid monthly and potential capital returns.
  • Minimum Investment: $500,000 with multiples of $100,000 (or as otherwise agreed by the Manager).
  • Unit Price: Initial issue price of $1.00, and revalued each month.
  • Investment Updates: Investors will be provided with monthly distribution statements and at least quarterly updates.
  • Liquidity Option: The Fund will offer redemptions quarterly (March, June, September, December), subject to liquidity, for Investors who have held units for the Initial Investment Period.
  • Valuation: Properties will be valued by an independent, qualified and, registered valuer, prior to acquisition by the Fund. Properties will be revalued every 3 years, or upon events which the directors consider may impact value.
  • Distributions: Monthly.
